    Starwood Sells Westin Central Park South Hotel for $62.5 Million

    WHITE PLAINS, N.Y., July 15 /PRNewswire/ -- Starwood Hotels and Resorts Worldwide, Inc. (NYSE: HOT - news), one of the world's largest hotel and leisure companies, announced today the sale of its leasehold position in the Westin Central Park South Hotel in New York City to Bass Hotels and Resorts, the hotel business of Bass PLC of the United Kingdom, for $62.5 million. Starwood purchased the 207-room luxury property in January 1998 along with three other former Ritz Carlton properties located in Aspen, Houston and Washington, D.C., using primarily its stock.

    ``When we purchased the hotel we did not own a luxury or Westin branded property in the important New York City market,'' said Barry S. Sternlicht, chairman and chief executive of Starwood. ``In addition to the Westin Central Park South, we bought three other outstanding Ritz assets as part of the package. With our
    subsequent purchase of ITT Corporation later that year we added the world renowned St. Regis Hotel and three other Manhattan properties including the 2000 room NY Sheraton and Manhattan complex. Since that time, we were awarded the management contract on the Essex House, which is now a Westin property. The Essex House, which is nearly triple the size of the Westin Central Park South with significantly larger public space and meeting room space, better represents the Westin brand. In addition, Starwood was awarded the management contract for what is likely to be a world renowned Westin property in the United States, an 850-room hotel in Times Square currently being developed by the Tischman Company and expected to be completed by 2001. Today we own a significant amount of New York City real estate and we have solid representation for all our brands. Most importantly, this transaction was accomplished at a very significant EBITDA multiple premium to our current stock price and highlights the value of Starwood's extraordinary assets,'' Mr. Sternlicht said. ``The sale of the Westin Central Park South
    reduces some of the brand confusion that results from having two great Westin properties on Central Park South, a few hundred yards from each other,'' Mr. Sternlicht concluded.

    Following this sale Starwood Hotels and Resorts will own nearly 4,000 rooms in New York City at seven properties, and will have management contracts on four additional properties with more than 2,000 rooms.

    I liked the Westin Central Park South. Have yet to stay at the Essex House but I guess that's what i'll have to live with.

    FYI: There was a quazi Westin property in early 90's: The Algonquin, popular with U-S and foreign tourists, the setting for Dorothy Parker's roundtable .... A real classic hotel. Nice rooms (abet small) but I like the old style hotels. Also: the place was run by a cat who always managed to welcome me when I stayed.

    Starwood should buy this property again so I can stay with the Algonquin cat! http://talk.flyertalk.com/forum/smile.gif


  • Back to the subject at hand...

    I have a stay booked Sept 6-9 at this great property. While Intercontinental will honor the rate (using UA certs), Starwood said they will not give me points, even though I am holding a confirmation from Westin reservations. No Points...no upgrades...yuck.

    Are any of the Sheratons palatable in NYC?


  • Catman- You're right of course, but the "new" IC is just barely west of 5th, so getting to the East side is pretty quick! I love to walk and the W would be about a 10 minute walk to the park at 59th. I thought you might recommend the Essex House, an excellent choice. As I'd said, for me it all depends on what location you find most desirable!


  • Like Catman, I liked the Central Park South Westin - friendly front desk, nice rooms and an excellent concierge desk. I'll miss it too, but life (and the REIT business) is like that...

  • Why not fax the reservation you have to both the Essex and the W with a brief explanation of what happened with the transition to IC (they of course know). Tell them that you would love to stay their and ask if they might kindly match the your former Westin rate. Go with the one (hopefully) that does! If not, just pick by location- they are both fine!


  • Yes, CATMAN gave a complete rundown recently, which was excellent. I think it depends on what part of town you prefer. You may want to try the new W, which is not far off from the now "newer" Intercontinental.

    More doc!- Not to unnecessarily perpetuate this, but again I'm not sure if that's accurate since just 40/day would produce 1200 posts per month- but who's counting? Certainly not me. In any case, I'm sorry.


  • SF Flyer... I would call Starwood and see if they would be willing to SWITCH the reservations to the Essex House which is now a Westin/Starwood property. Explain to them you made reservations at the Westin Central park and you would prefer to stay at a Starwood property to get points and maintain your elite status.

    As for location, The W hotel is on the EAST SIDE AT 50th Street across from the Waldorf Astoria. The soon to be former Westin Central Park is on the WEST Side at 59th Street. I'm sorry doc but that's somewhat of a distance in NYC Sidewalk terms.

    You could also try (in order of my preference http://talk.flyertalk.com/forum/smile.gif The "W" hotel (watch out for the pretentiousness) or the Sheaton Russell (which is like a business travelers type hotel but nice) or the Sheraton NY hotel and towers (which is ok, but big.)

  • Either the W or the Essex House will work, but, the rates with the MP cert are:

    Westin CPS: 169.50
    Essex House: 192.50
    W New York: 212.50

    My fiance and I got engaged at the Westin CPS, but she recently stayed and loved the W San Fran.
